Grey & Associates are party wall surveyors in Shepherd's Bush, covering W12, the White City and Old Oak regeneration area, Askew Road, Wendell Park and the Hammersmith border in W6. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.

Key takeaway

Shepherd's Bush has two party wall markets in one postcode. The Victorian terraces around Askew Road and Wendell Park produce side-return and rear-extension cases that run against two neighbours at once. White City, Old Oak and the W12 mansion blocks produce multi-owner cases where the party structure may be a separating floor or frame rather than a brick wall.

If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.

What Shepherd's Bush cases turn on

Askew Road, Wendell Park and the two-neighbour side return

The Victorian terraces west of the Green are narrow and deep, with the side return as a standard feature. Extending into it puts new foundations within three metres of the neighbouring structure on at least one side, and often both. That is section 6 excavation and, where the shared wall is cut or underpinned, section 2 work in the same project.

Two notices are therefore normal, not exceptional. Each neighbour is a separate adjoining owner and, if either dissents, each gets their own award. A fee quoted for one neighbour will usually be revised once the surveyor sees the plot.

White City, Old Oak and the newer blocks

Around White City, the Westfield centre and the Old Oak regeneration area, much of the work involves purpose-built blocks, converted buildings and new build rather than brick terraces. The party structure may be a concrete frame, a separating floor or a shared external wall, and the adjoining owners are often leaseholders with a freeholder or management company above them.

The questions are different from the terrace case: who owns the structure, what the lease says about alterations, and whether the work affects common parts. We check those before notice is served.

Converted houses and the count that decides the fee

A large share of W12 houses have been divided into flats. A loft conversion at the top of a converted house can mean notices to the freeholder and to leaseholders below or beside the work. Each flat whose demise touches the party structure can be a separate interest.

The count is the first job on any Shepherd's Bush project. It decides the number of notices, the number of Schedules of Condition where the work affects more than one property, and the realistic fee.

What catches people out in Shepherd's Bush

  • The side return is the classic trigger. In a W12 terrace it usually means two adjoining owners, two notices and, if there is a dispute, two awards.
  • Check the title before serving. Converted houses and mansion blocks often have a freeholder, a management company and several leaseholders with different interests in the same structure.
  • Record both neighbours where both are affected. A side-return extension can run against two properties, and a single schedule covering only one side leaves the other unrecorded.
  • Keep access in writing. Scaffold, skips and excavators often need to cross a neighbour's garden or side return. The award does not give you that right.

For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.

Fees for party wall work in Shepherd's Bush

Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.

Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Shepherd's Bush party wall questions

My side-return extension in Shepherd's Bush is against both neighbours. How many notices do I need?

Usually two, one for each adjoining owner. The terraces around Askew Road and Wendell Park are narrow, and the new foundations will normally fall within three metres of the neighbouring structure on both sides. Each neighbour is a separate adjoining owner and can appoint their own surveyor.

The house next door in W12 is divided into flats. Who gets the notice?

The owners, not the tenants. The freeholder or management company may be an adjoining owner in respect of the structure, and each leaseholder whose flat touches the work may be an adjoining owner in their own right. We check the title position before serving.

Is a basement in Shepherd's Bush section 6 work?

Almost always. A basement that goes below the neighbouring foundations will meet the section 6 test where it is within three metres of the neighbouring structure, and often within the wider six-metre case. Where the shared wall is also altered, section 2 applies as well.

What does a party wall surveyor cost in Shepherd's Bush?

£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basements are quoted separately.
