Party Wall Surveyor in Croydon
CR0, CR2, CR5, CR7 and CR8 — inter-war semis in Addiscombe and Thornton Heath, larger houses in Purley and Coulsdon, and flats in the town centre
Grey & Associates are party wall surveyors in Croydon, covering CR0, CR2, CR5, CR7 and CR8, Addiscombe, South Croydon, Sanderstead, Purley, Coulsdon and Thornton Heath. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Croydon is the highest-volume borough in South East London and the most varied. Addiscombe and Thornton Heath are classic 1930s semi territory, where one neighbour and one notice is the norm. Purley, Sanderstead and Coulsdon have larger houses and bigger projects, while the town centre has a large flat stock where the party wall question is often vertical.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Croydon cases turn on
Addiscombe, Thornton Heath and the 1930s semi
The typical Croydon project is a loft conversion, a single-storey rear extension or both on a 1930s semi. The party wall runs the full depth of the pair and into the roof, so work that looks self-contained can still touch the shared structure at the gable, the roof timbers or the chimney breast.
Most of these cases involve one adjoining owner and one notice. That keeps them within the fixed fee, provided the notice is served early enough for the two-month section 2 period.
Purley, Sanderstead and Coulsdon: larger houses, deeper schemes
Moving south, the plots widen and the houses become larger detached and semi-detached properties. Projects tend to be two-storey rear additions, basement schemes and substantial loft conversions. Neighbours are more likely to appoint their own surveyor, and the schedule needs to cover more of the building.
On these schemes the structural review matters. A basement or lower-ground extension will normally engage section 6, and the party wall award may need to describe temporary works and monitoring.
The town centre and the vertical party wall
Croydon town centre has a large stock of flats and converted buildings. In a block, the party structure may be a separating floor or a structural frame rather than a wall, and the adjoining owners may be leaseholders, a freeholder or a management company.
Works to a separating floor, common parts or the frame can be notifiable even where no brick wall is touched. We check the lease and the title before serving.
What catches people out in Croydon
- One neighbour is the norm in the semis. Addiscombe and Thornton Heath cases usually sit on the fixed fee; the risk is starting work before the two-month notice period has run.
- Larger houses need a larger record. In Purley and Sanderstead, the schedule should cover the roof, drainage and garden structures as well as the adjoining rooms.
- Flats change the question. In the town centre, the party structure may be a separating floor or frame, and the adjoining owner may be a management company.
- Check the lease before altering common parts. A party wall award does not replace landlord consent or the lease terms.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Croydon
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Croydon party wall questions
Do I need a party wall notice for a loft conversion in Croydon?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour in Purley is digging a basement. What are my options?
You can consent to the work, appoint a surveyor, or dissent and let the dispute process appoint one. The excavation will normally be section 6 work, and the Schedule of Condition should record your drainage, damp and existing movement before work starts.
Who is the adjoining owner in a Croydon town-centre flat?
It depends on the lease and the structure. The freeholder or management company may be an adjoining owner in respect of the structure, and any leaseholder whose flat touches the work may be one in their own right. We check the title before serving.
What does a party wall surveyor cost in Croydon?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
