Party Wall Surveyor in Sutton
SM1 to SM6 — inter-war semis in Sutton, Cheam and Wallington, with older pockets in Carshalton and Worcester Park
Grey & Associates are party wall surveyors in Sutton, covering SM1, SM2, SM3, SM5 and SM6, Sutton town centre, Cheam, Worcester Park, Carshalton, Wallington and Belmont. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Sutton is inter-war suburban London in its most consistent form. The typical project is a loft conversion, a single-storey rear extension or both on a semi-detached house, with one neighbour and one notice. Carshalton and Cheam add older property, conservation-area controls and larger houses, which bring deeper schemes and more detailed schedules.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Sutton cases turn on
The Sutton semi and the standard extension
Most of Sutton, Cheam and Wallington is 1920s and 1930s semi-detached housing. The party wall runs the full depth of the pair and into the roof, so a rear extension, loft conversion or chimney-breast removal can touch it even when the project is entirely within the owner's plot.
These are usually straightforward cases: one adjoining owner, one notice, and an award if the neighbour dissents. The fixed fee is designed for them.
Carshalton, Cheam and the older pockets
Carshalton Village and parts of Cheam have older property, conservation-area controls and larger plots. Projects can include two-storey additions, basement schemes and garden-wall work. The schedule has to record period fabric and boundary structures as well as the adjoining rooms.
Where a house has already been extended, the relevant party wall may have been altered by a previous owner. The old paperwork is often missing, so the current condition has to be recorded from scratch.
Worcester Park, Belmont and re-extended houses
Worcester Park and Belmont have a significant share of houses that have been extended more than once. A new rear extension may sit against an earlier one, and the party wall may already have been cut, raised or underpinned.
We check the existing structure and any earlier notices before advising. The Act applies to the current work, but the history affects the risk and the schedule.
What catches people out in Sutton
- One neighbour, one notice is the norm. Most Sutton semis sit on the fixed fee; the main risk is leaving the notice until the builder is ready.
- Check earlier extensions. In Worcester Park and Belmont, previous work may have altered the party wall and the old paperwork may be missing.
- Record the conservation-area fabric. Carshalton and parts of Cheam require a more detailed schedule of period finishes and boundary walls.
- Do not ignore the roof. Loft conversions often affect shared roof timbers and chimney breasts, not just the wall below.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Sutton
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Sutton party wall questions
Do I need a party wall notice for a loft conversion in Sutton?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour's extension in Cheam is close to my house. What notice applies?
If the excavation is within three metres of your structure and deeper than your foundations, section 6 applies and the notice period is one month. The wider six-metre case may also apply. You can consent, appoint a surveyor or dissent.
Does a garden wall in Carshalton need a party wall notice?
It depends on the wall. A new wall on the line of junction can be section 1 work; an existing party fence wall can be section 2 work. The deeds and the physical position of the wall decide.
What does a party wall surveyor cost in Sutton?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
