Putney is a conversion borough. The Victorian and Edwardian terraces have been divided into flats on a large scale, so the first question on any project is how many separate interests sit against the party structure. Side returns, rear extensions, lofts and basement schemes are all common, and each can multiply into several notices.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Putney cases turn on
East Putney and West Putney terraces
The terraces around East Putney and West Putney are the core of the work. Side-return extensions and rear additions run along the boundary, and the shared wall is usually altered. In a converted house, the freeholder and each leaseholder whose flat touches the work may be a separate adjoining owner.
That is the defining Putney complication: a project that looks like a single-house extension can need three or four notices and, if there is a dispute, several awards.
Roehampton, Putney Heath and larger plots
Towards Roehampton and Putney Heath the housing changes to larger semis, detached houses and post-war development. Projects are more likely to include two-storey additions, basement schemes and garden walls. The party structure may be a shared flank wall or a boundary wall.
On the larger plots access is easier, but the structural and drainage questions are bigger. A basement or lower-ground scheme needs a structural review and a detailed schedule before work starts.
The Barnes border and party fence walls
Along the Barnes border, garden walls and boundary structures come up more often. Rebuilding or raising a wall can engage section 1 or the party fence wall provisions, and the deeds may not match what is on the ground.
We look at the physical position of the wall and the title before advising, because the answer decides whether a notice is needed and who can do the work.
What catches people out in Putney
- Count the flats first. In a converted Putney terrace, the number of adjoining owners decides the fee and the timetable. Tenants are not adjoining owners; leaseholders and freeholders may be.
- Record the common parts. In a converted house, the schedule may need to cover shared hallways, stairs and structural elements as well as the neighbouring flat.
- Treat basement drainage as evidence. Existing damp, drainage and movement should be recorded before excavation, especially on lower-ground schemes.
- Check garden-wall ownership. On the Barnes border, a boundary wall may be a party fence wall or owned outright. The deeds and the physical position decide.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Putney
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Putney party wall questions
Do I need a party wall award if I own a flat in a converted Putney house?
Usually yes, and often more than one. Each flat whose demise touches the party structure can be a separate interest, and the freeholder or management company may be another. A single project can require several notices and separate awards.
My side-return extension in Putney affects two neighbours. How many notices?
Usually two, one for each adjoining owner. In a converted house there may be more than two interests, because leaseholders in the neighbouring building can also be adjoining owners. We check the title before serving.
Is a basement in Putney section 6 work?
Almost always, where the excavation goes below the neighbouring foundations and within the statutory distances. If the shared wall is also altered, section 2 applies. The Schedule of Condition is the key evidence if damage is alleged later.
What does a party wall surveyor cost in Putney?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
