Grey & Associates are party wall surveyors in Sheen, covering SW14, East Sheen, Mortlake, North Sheen and the Richmond Park borders. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.

Key takeaway

Sheen is a tightly drawn mix of Victorian and Edwardian terraces, larger semis and detached houses near the Park. The common projects are side returns, rear extensions and lofts, with basement work on the larger plots. Conservation-area controls and narrow side access shape how the case runs.

If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.

What Sheen cases turn on

The East Sheen terrace and the side return

East Sheen and North Sheen have a large stock of late Victorian and Edwardian terraces. The side return is the standard extension, and it usually runs the full depth of the house along the boundary. New foundations land within three metres of the neighbouring structure, and the shared wall is often altered.

The result is a two-notice project in many cases, with section 6 and section 2 running together. The Schedule of Condition should cover both neighbours where both are affected.

Mortlake, the Park and larger plots

Towards Mortlake and the Richmond Park borders the plots widen and the houses become more mixed. Lofts, two-storey rear additions and basement schemes are more common, and garden walls and outbuildings can bring section 1 or the party fence wall provisions into the same project.

On these plots access is often the practical constraint. A narrow side entrance may not take a digger or a crane, and the neighbour's land may be the only route. That permission is separate from the party wall award.

Conservation areas and the evidence trail

Parts of Sheen sit inside conservation areas, and the housing stock includes listed and locally listed buildings. The party wall process does not change, but the Schedule of Condition has to record period fabric, joinery, cornices and garden walls in enough detail to support a later damage argument.

Where the work is a basement, the record should also cover drainage, damp and any existing movement. Those are the issues that most often turn into claims.

What catches people out in Sheen

  • Narrow side access is a programme risk. If plant cannot reach the rear without crossing the neighbour's land, agree the route in writing early; the award does not grant it.
  • Record both sides of a side-return case. The work often affects two neighbours, and each is a separate adjoining owner.
  • Include garden walls in the review. On larger SW14 plots, a boundary wall may be a party fence wall and may need its own notice.
  • Detail the period fabric. Cornices, joinery and original windows are the finishes most likely to be disturbed and most expensive to repair.

For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.

Fees for party wall work in Sheen

Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.

Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Sheen party wall questions

Do I need a party wall notice for a side-return extension in Sheen?

Usually yes. The new foundations will normally be within three metres of the neighbouring structure, which is section 6 work, and the shared wall may be altered, which is section 2. Each neighbour is a separate adjoining owner.

Can I build a basement under a house in East Sheen?

Yes, but it will normally engage section 6 and often section 2. The Schedule of Condition needs to record the neighbour's drainage, damp and existing movement before excavation. Basement and underpinning work is quoted separately after a review of the plans.

Does a garden wall in Sheen need a party wall notice?

It depends on the wall. A new wall on the line of junction can be section 1 work; an existing party fence wall can be section 2 work. The deeds and the physical position of the wall decide which applies.

What does a party wall surveyor cost in Sheen?

£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
