Party Wall Surveyor in Twickenham
TW1 and TW2 — Victorian and Edwardian streets, Strawberry Hill and St Margarets, with riverside and conservation-area schemes
Grey & Associates are party wall surveyors in Twickenham, covering TW1 and TW2, Strawberry Hill, St Margarets, Twickenham Green, Whitton and the Teddington border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Twickenham mixes narrow Victorian terraces with larger Edwardian and 1930s houses, and the party wall case changes with the plot. In the terraces the side return and rear extension are the standard triggers. On the larger plots, lofts, two-storey additions and basement schemes are more common, and conservation-area controls add a second layer of scrutiny.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Twickenham cases turn on
Terraces around the Green and the side-return problem
The Victorian and Edwardian terraces around Twickenham Green and the roads between the town centre and St Margarets produce the familiar side-return case. The new structure runs along the boundary, the foundations land close to the neighbour's house, and the shared wall is usually altered.
That means section 6 and section 2 in the same project, with one notice per adjoining owner. The two-month period for work to the party wall is usually the long pole in the programme.
Strawberry Hill, St Margarets and larger period houses
Strawberry Hill and St Margarets have larger Victorian and Edwardian houses on wider plots. Projects tend to be lofts, two-storey rear additions, basement schemes and garden-room or outbuilding work. The party wall may be a shared flank wall, a party fence wall or both.
On these houses the Schedule of Condition has to cover more than the adjoining room. Roof structure, cornices, garden walls and drainage can all be relevant, depending on where the work runs.
Conservation areas and the riverside
Parts of Twickenham, including Strawberry Hill and the riverside, sit inside conservation areas. Planning and heritage consent sit alongside the Act. Near the river, ground conditions and drainage also become part of the record.
The practical effect is that the party wall case has to be coordinated with the planning and structural programme, not treated as a last-minute notice before the builder arrives.
What catches people out in Twickenham
- Two notices are common in the terraces. A side return runs close to the neighbour on the other side of the party wall and often to the boundary on both flanks.
- Look beyond the house wall. On larger Strawberry Hill and St Margarets plots, garden walls, outbuildings and boundary structures can be part of the same project.
- Record the roof structure. Loft conversions in older houses often affect shared roof timbers and chimney breasts, not just the wall below.
- Coordinate with heritage consent. Conservation-area and listed-building approvals do not replace party wall notices, and the timetable for each is different.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Twickenham
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Twickenham party wall questions
Do I need a party wall notice for a loft conversion in Twickenham?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act, but the drawings decide.
My Twickenham house is in a conservation area. Does that change the party wall process?
Not the statutory process itself. Conservation-area consent is a planning matter; the Party Wall etc. Act 1996 applies on its own terms. What changes is the level of detail in the Schedule of Condition and the need to coordinate the party wall timetable with the planning timetable.
Is a rear extension in a Twickenham terrace section 6 work?
It can be. If the new foundations are within three metres of the neighbouring structure and deeper than its foundations, section 6 applies. In a narrow terrace that is often the result, and the shared wall may also be altered, which brings section 2 in as well.
What does a party wall surveyor cost in Twickenham?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
