Party Wall Surveyor in Kingston upon Thames
KT1 and KT2 — Kingston Hill villas, Coombe and Norbiton, plus riverside and conservation-area schemes
Grey & Associates are party wall surveyors in Kingston upon Thames, covering KT1 and KT2, Kingston town centre, Kingston Hill, Coombe, Norbiton and the Surbiton border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Kingston has two distinct party wall profiles. The large Victorian and Edwardian villas around Kingston Hill, Coombe and the roads off the town centre produce lofts, rear additions and basement schemes, often with experienced neighbours who appoint their own surveyor. The inter-war streets towards Norbiton and the Surbiton border produce more straightforward single-neighbour loft and extension cases.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Kingston upon Thames cases turn on
Kingston Hill, Coombe and the villa case
The villas around Kingston Hill and Coombe are substantial, often detached or semi-detached, with deep rear gardens and generous side access. Projects tend to be two-storey rear additions, basement schemes and loft conversions that alter the roof and the shared structure.
Neighbours in this market frequently appoint their own surveyor, and the case can involve structural engineering, drainage and a detailed Schedule of Condition. That is not a reason to avoid the process; it is a reason to start it early.
Norbiton, the town centre and the inter-war streets
Towards Norbiton and the Surbiton border the housing is more mixed, with 1930s semis and shorter terraces. The typical project is a loft conversion, a single-storey rear extension or a kitchen reconfiguration that touches the party wall at the roof or the chimney breast.
These cases are usually one neighbour and one notice, which is why they fit the fixed fee. The main risk is leaving the notice until the builder is ready to start.
The river, drainage and conservation areas
Kingston's riverside location and its conservation areas both affect the evidence. Near the river, ground conditions and drainage can make a basement or lower-ground scheme more complex. In the conservation areas, the Schedule of Condition has to record period fabric and boundary walls as well as the interior.
The Act applies in the same way, but the record and the sequencing have to reflect the building.
What catches people out in Kingston upon Thames
- Start early on villa schemes. Experienced adjoining owners often appoint their own surveyor, and the timetable is shorter if notices are served before the structural package is finalised.
- Check the party structure above and below. In a large villa, the shared wall, roof and floors can all be affected by a two-storey addition or a loft.
- Record drainage on riverside and basement jobs. Existing drains, damp and ground conditions are part of the evidence, not an afterthought.
- Do not confuse planning consent with party wall consent. Conservation-area and listed-building approvals sit alongside the Act.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Kingston upon Thames
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Kingston upon Thames party wall questions
Do I need a party wall notice for a basement in Kingston upon Thames?
Almost always. A basement that goes below the neighbour's foundations will normally engage section 6, and work to the shared wall can engage section 2. The Schedule of Condition should record drainage, damp and existing movement before excavation.
My neighbour in Coombe has appointed their own surveyor. What happens next?
That is normal on larger schemes. The two surveyors can act jointly or separately and will agree the award. The Building Owner pays the reasonable fees of both surveyors in a dispute, subject to the statutory position.
Is a loft conversion on a Norbiton semi notifiable?
If it cuts into the party wall, raises the wall, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
What does a party wall surveyor cost in Kingston upon Thames?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
