Party Wall Surveyor in Barking
IG11 — Barking town, Barking Riverside and the Becontree border, with inter-war housing and large-scale regeneration
Grey & Associates are party wall surveyors in Barking, covering IG11, Barking town centre, Barking Riverside, the Becontree border and the East Ham border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Barking combines inter-war and post-war semi-detached and terraced housing with one of the largest regeneration corridors in East London. The older streets produce straightforward single-neighbour loft and extension cases. Barking Riverside and the town centre produce new build and converted flats, where the excavation and the boundary with existing housing are the main risks.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Barking cases turn on
The inter-war streets and the standard extension
Much of Barking is 1920s to 1970s semi-detached and terraced housing. The party wall runs the full depth of the pair and into the roof, so a loft conversion, rear extension or chimney-breast removal can touch the shared structure even when the project is entirely within the owner's plot.
Most of these cases involve one adjoining owner and sit on the fixed fee. The notice still has to be served early enough for the two-month section 2 period.
Barking Riverside and the regeneration boundary
Barking Riverside and the town-centre regeneration have put new build against existing housing. Excavation for a new building close to an existing structure can be section 6 work even where there is no shared wall. The three-metre and six-metre tests apply.
On these sites the Schedule of Condition on the older building is the evidence that matters if damage is alleged. The structural drawings and the sequence of works decide the risk.
Flats, conversions and the notice count
The town centre and the newer blocks include a large stock of flats. In a block, the party structure may be a separating floor or a frame rather than a wall, and the adjoining owners may be leaseholders, a freeholder or a management company.
Works to a separating floor, common parts or the frame can be notifiable even where no brick wall is touched. We check the lease and the title before serving.
What catches people out in Barking
- One neighbour is the norm in the older streets. Most Barking semis sit on the fixed fee; the risk is starting work before the notice period has run.
- Treat the regeneration boundary as section 6 work. Excavation close to an existing structure can be notifiable even without a shared wall.
- Record the older building before new build starts. The schedule is the evidence that matters later.
- Check the lease in converted blocks. A party wall award does not replace landlord consent or the lease terms.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Barking
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Barking party wall questions
Do I need a party wall notice for a loft conversion in Barking?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour is building new homes next to my house in Barking Riverside. What notice applies?
Excavation within three metres of your structure and deeper than your foundations is section 6 work, and the wider six-metre case may also apply. A new wall on the line of junction can be section 1 work. The structural drawings and the position of the new building decide.
Does work to a separating floor in a Barking block need a party wall notice?
It can. The Act covers separating floors, structural frames and common parts as party structures, not just walls. Works to a floor can be notifiable even where no brick wall is touched.
What does a party wall surveyor cost in Barking?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
