Party Wall Surveyor in Dagenham
RM8, RM9 and RM10 — the Becontree estate and the surrounding inter-war streets, where one neighbour is the normal case
Grey & Associates are party wall surveyors in Dagenham, covering RM8, RM9 and RM10, Dagenham, Becontree, Chadwell Heath, Rush Green and Dagenham East. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Dagenham is the Becontree estate and the streets around it: inter-war semi-detached and terraced housing, mostly owner-occupied freehold, with far less sub-division than inner East London. That produces the most straightforward party wall work in the region — a rear extension or loft conversion, one adjoining owner, one notice, and an award on the fixed fee.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Dagenham cases turn on
The Becontree semi and its shared wall
The Becontree estate and the surrounding streets are largely 1920s and 1930s semi-detached and terraced housing. The party wall runs the full depth of the pair and into the roof, so a loft conversion, rear extension or chimney-breast removal can touch the shared structure even when the project looks self-contained.
Most cases involve one adjoining owner. The notice still has to be right, and the two-month section 2 period is the part of the programme most often missed.
Lofts, rear extensions and chimney breasts
Cutting a steel beam into the party wall, raising the wall to form a gable, forming a dormer on the boundary or removing a shared chimney breast are all section 2 work with a two-month notice period. A rear extension can bring section 6 in where the new foundations are close to the neighbour's footings.
The drawings decide which sections apply. We check the proposed levels and the position of the new structure before advising on notices.
Regeneration, flats and the exception
The regeneration corridor around Barking Riverside and parts of Dagenham has brought new build and converted flats into a borough that was largely low-rise. In those buildings the party structure may be a frame or a separating floor, and the adjoining owners may be leaseholders or a management company.
Those are the exception rather than the rule, but they need the same title check and the same care with notices as any inner-London block.
What catches people out in Dagenham
- One neighbour, one notice is the norm. Most Dagenham semis sit on the fixed fee; the risk is starting work before the notice period has run.
- Look at the roof and chimney. Loft work often affects shared roof timbers and chimney breasts, not just the wall below.
- Check the foundation depth on rear extensions. The section 6 three-metre test can be met sooner than the drawings assume.
- Record pre-existing movement. Older semis often have cracked plaster and settled floors. A dated schedule separates old defects from new damage.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Dagenham
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Dagenham party wall questions
Do I need a party wall notice for a loft conversion in Dagenham?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour's rear extension is close to my house in RM10. What notice applies?
If the excavation is within three metres of your structure and deeper than your foundations, section 6 applies and the notice period is one month. The wider six-metre case may also apply. You can consent, appoint a surveyor or dissent.
Who is the adjoining owner in a Dagenham house?
In most of the Becontree estate the adjoining owner is the freeholder next door, and the case is one neighbour and one notice. In a converted or new-build block, the freeholder and any leaseholder whose flat touches the work may be separate adjoining owners.
What does a party wall surveyor cost in Dagenham?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
