Enfield has the widest spread of housing in North London. Edmonton and parts of Enfield Town are dense Victorian and early twentieth-century terraces, often converted. Southgate, Winchmore Hill and Palmers Green are largely 1930s semi-detached and detached houses with long gardens. The cases range from a one-neighbour loft to a multi-owner conversion or a new-build boundary.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Enfield cases turn on
Enfield Town and Edmonton terraces
The older terraces in Enfield Town, Edmonton and parts of Bush Hill Park have narrow rear gardens and boundaries that extensions reach quickly. Where the house has been divided into flats, each leaseholder whose demise touches the party structure can be a separate adjoining owner.
That makes the notice count the first job. A loft conversion or rear extension in a converted terrace can need several notices and, if there is a dispute, several awards.
Southgate, Winchmore Hill and the 1930s semis
Southgate, Winchmore Hill and Palmers Green are largely 1930s semi-detached and detached houses with long gardens and generous side access. The standard project is a loft conversion, rear extension or both. The party wall runs the full depth of a semi and into the roof, so the work can be notifiable even when it looks self-contained.
Access is usually easier here than in the inner boroughs, but the structural and drainage review still matters on larger schemes.
Redevelopment and the new-build boundary
Enfield has a significant amount of redevelopment on larger plots: replacing one house with several, or building flats at the end of a garden. A new wall on the line of junction is section 1; excavation below the neighbour's foundations is section 6.
These cases need more than a standard notice. The party wall surveyor has to work with the structural drawings and the sequence of works, and the neighbour's schedule has to record the existing structure before the ground is opened.
What catches people out in Enfield
- Count the flats in the older terraces. Edmonton and Enfield Town have more converted houses and more multi-owner cases than the 1930s suburbs.
- Look at the roof in the semis. Loft work often affects shared roof timbers and chimney breasts, not just the wall below.
- Check the foundation depth on rear extensions. The section 6 three-metre test can be met sooner than the drawings assume.
- Do not assume a large plot removes the risk. New build at the end of a garden can engage section 1 and section 6 even where the houses are detached.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Enfield
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Enfield party wall questions
Do I need a party wall notice for a loft conversion in Enfield?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
Who is the adjoining owner in a converted Enfield house?
The freeholder and any leaseholder whose flat touches the party structure can be separate adjoining owners. Tenants are not. We check the title before serving because a notice to the occupant alone is not enough.
My neighbour is building flats at the end of the garden. What notice applies?
A new wall on the line of junction can be section 1 work, and excavation below your foundations can be section 6 work. The notice periods are one month for both. The structural drawings and the position of the new building decide which applies.
What does a party wall surveyor cost in Enfield?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
