Party Wall Surveyor in Edgware
HA8 — Edgware, Burnt Oak and the Mill Hill border, with 1930s semis, converted houses and flat conversions
Grey & Associates are party wall surveyors in Edgware, covering HA8, Edgware, Burnt Oak, the Mill Hill border, Canons Park and the Stanmore border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Edgware is mostly 1920s and 1930s semi-detached housing, with a growing share of converted houses and flats. The standard case is a loft conversion or rear extension on a semi, with one neighbour and one notice. The complication is the converted house: each flat can be a separate adjoining owner, and the freeholder may be another.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Edgware cases turn on
The Edgware semi and the full-depth party wall
The 1930s semis around Edgware and Burnt Oak share a party wall along the full depth of the building and into the roof. A rear extension, loft conversion or chimney-breast removal can therefore touch the shared structure even when the project is entirely within the owner's plot.
Most of these cases involve one adjoining owner. The notice still has to be right, and the two-month section 2 period is the part of the programme most often missed.
Converted houses and the Mill Hill border
Towards the Mill Hill border and parts of Burnt Oak, more houses have been divided into flats. A loft conversion at the top of a converted house can mean notices to the freeholder and to leaseholders below or beside the work. Each flat whose demise touches the party structure can be a separate interest.
The count decides the number of notices, the number of schedules and the realistic fee. We check the title before serving.
Larger plots and new build
Parts of HA8 have larger plots and redevelopment sites. A new house or flat at the end of a garden can engage section 1 where a wall is built on the line of junction, and section 6 where the excavation goes below the neighbouring foundations.
These cases need more than a standard notice. The party wall surveyor has to work with the structural drawings and the sequence of works, and the neighbour's schedule has to record the existing structure before the ground is opened.
What catches people out in Edgware
- Count the flats before quoting. A converted Edgware house can put several separate interests against one party structure, each entitled to notice.
- Look at the roof in the semis. Loft work often affects shared roof timbers and chimney breasts, not just the wall below.
- Check the foundation depth on rear extensions. The section 6 three-metre test can be met sooner than the drawings assume.
- Record pre-existing movement. Older semis often have cracked plaster and settled floors. A dated schedule separates old defects from new damage.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Edgware
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Edgware party wall questions
Do I need a party wall notice for a loft conversion in Edgware?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
Who is the adjoining owner in a converted Edgware house?
The freeholder and any leaseholder whose flat touches the party structure can be separate adjoining owners. Tenants are not. We check the title before serving because a notice to the occupant alone is not enough.
My neighbour is building a new house at the end of the garden. What notice applies?
A new wall on the line of junction can be section 1 work, and excavation below your foundations can be section 6 work. The notice periods are one month for both. The structural drawings and the position of the new building decide which applies.
What does a party wall surveyor cost in Edgware?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
