Party Wall Surveyor in Wembley
HA0 and HA9 — inter-war semis, Wembley Park regeneration and converted houses with multiple adjoining owners
Grey & Associates are party wall surveyors in Wembley, covering HA0 and HA9, Wembley Park, Wembley Central, North Wembley, Sudbury and Alperton. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Wembley has two party wall markets. The inter-war semis around Wembley Central, North Wembley and Sudbury produce loft and rear-extension cases with one neighbour and one notice. The Wembley Park and stadium regeneration area produces newer blocks and converted buildings where the party structure may be a separating floor or frame and the adjoining owners are leaseholders.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Wembley cases turn on
The Wembley semi and the full-depth party wall
The 1920s and 1930s semis around Wembley Central, North Wembley and Sudbury share a party wall along the full depth of the building and into the roof. A rear extension, loft conversion or chimney-breast removal can therefore touch the shared structure even when the project is entirely within the owner's plot.
Most of these cases involve one adjoining owner. The notice still has to be right, and the two-month section 2 period is the part of the programme most often missed.
Wembley Park, the stadium and the new blocks
Around Wembley Park and the stadium, the housing stock is newer and denser. Projects in flats and blocks often involve separating floors, structural frames or common parts rather than brick walls. The adjoining owner may be a leaseholder, a freeholder, a management company or an institutional investor.
Works to a floor or common parts can be notifiable under the Act even where no wall is touched. We check the lease and the title before serving.
Converted houses and the count that decides the fee
A large share of HA0 and HA9 houses have been divided into flats. A loft conversion at the top of a converted house can mean notices to the freeholder and to leaseholders below or beside the work. Each flat whose demise touches the party structure can be a separate interest.
The count decides the number of notices, the number of schedules and the realistic fee. It is the first job on any Wembley project.
What catches people out in Wembley
- Count the flats before quoting. A converted Wembley house can put several separate interests against one party structure, each entitled to notice.
- Check the structure, not just the wall. In the newer blocks, separating floors and frames are party structures under the Act.
- Look at the roof and chimney. In the semis, loft work often affects shared roof timbers and chimney breasts as well as the wall below.
- Keep access in writing. Scaffold, skips and plant often need to cross a neighbour's drive or garden. The award does not grant that right.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Wembley
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Wembley party wall questions
Do I need a party wall notice for a loft conversion in Wembley?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour in Wembley Park is altering a separating floor. Is that party wall work?
It can be. The Act covers separating floors and structural frames as party structures, not just walls. Works to a floor, common parts or the frame can be notifiable even where no brick wall is touched. We check the lease and the title before advising.
Who is the adjoining owner in a converted Wembley house?
The freeholder and any leaseholder whose flat touches the party structure can be separate adjoining owners. Tenants are not. We check the title before serving because a notice to the occupant alone is not enough.
What does a party wall surveyor cost in Wembley?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
