Party Wall Surveyor in Harrow
HA1, HA2 and HA3 — Harrow on the Hill, Kenton and Harrow Weald, from Victorian villas to 1930s semis
Grey & Associates are party wall surveyors in Harrow, covering HA1, HA2 and HA3, Harrow on the Hill, Harrow Weald, Kenton, Wealdstone, North Harrow and West Harrow. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Harrow mixes Victorian and Edwardian houses around the Hill with large tracts of 1930s semi-detached housing in Kenton, North Harrow and Harrow Weald. The older houses produce lofts, rear additions and basement schemes; the inter-war streets produce straightforward single-neighbour loft and extension cases. Conservation-area controls around the Hill add a heritage dimension.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Harrow cases turn on
Harrow on the Hill and the older houses
Harrow on the Hill has a concentration of Victorian and Edwardian houses, conservation-area controls and larger plots. Projects tend to be lofts, rear additions and basement schemes, often with structural engineering and a detailed schedule.
The Hill's conservation area and listed buildings mean the planning and party wall timetables have to be coordinated. Heritage consent does not replace the Act.
Kenton, North Harrow and the 1930s semis
Kenton, North Harrow and much of Harrow Weald are 1920s and 1930s semi-detached. The party wall runs the full depth of the pair and into the roof, so a loft conversion, rear extension or chimney-breast removal can be notifiable even when the project looks self-contained.
Most cases are one neighbour and one notice, which is why they fit the fixed fee. The main risk is leaving the notice until the builder is ready to start.
Wealdstone, West Harrow and redevelopment
Wealdstone and West Harrow have a more mixed stock, including converted houses, flats and redevelopment sites. Projects in converted houses can involve several leaseholders, and new build at the end of a garden can engage section 1 or section 6.
We check the title position and the structure before serving. A notice to the occupant alone is not enough where the freehold is held by a company or a trust.
What catches people out in Harrow
- Check the conservation area around the Hill. Heritage consent sits alongside the Act, and the schedule needs to record period fabric.
- Look at the roof in the semis. Loft work often affects shared roof timbers and chimney breasts, not just the wall below.
- Count the interests in converted houses. Wealdstone and West Harrow have more flats and more multi-owner cases than the inter-war streets.
- Record pre-existing movement. Older Harrow houses often have cracked plaster and settled floors. A dated schedule separates old defects from new damage.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Harrow
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Harrow party wall questions
Do I need a party wall notice for a loft conversion in Harrow?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
My neighbour in Kenton is digging a basement. What are my options?
You can consent to the work, appoint a surveyor, or dissent and let the dispute process appoint one. The excavation will normally be section 6 work, and the Schedule of Condition should record your drainage, damp and existing movement before work starts.
Who is the adjoining owner in a converted Harrow house?
The freeholder and any leaseholder whose flat touches the party structure can be separate adjoining owners. Tenants are not. We check the title before serving because a notice to the occupant alone is not enough.
What does a party wall surveyor cost in Harrow?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
