Party Wall Surveyor in Stanmore
HA7 — Great and Little Stanmore, Canons Park and Belmont, with larger plots, basements and new-build schemes
Grey & Associates are party wall surveyors in Stanmore, covering HA7, Great Stanmore, Little Stanmore, Canons Park, Belmont and the Edgware border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Stanmore has larger plots and a higher proportion of detached and substantial semi-detached houses than most of North London. That produces two-storey additions, basement schemes and new-build projects rather than the standard loft. The party wall question is often about excavation near a neighbour's foundations or a new boundary wall, not a shared wall inside the house.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Stanmore cases turn on
Large plots and the detached-house case
Around Stanmore Hill, Great Stanmore and Canons Park the plots are generous and the houses often detached. A two-storey rear addition or basement may not touch a shared wall at all, but the excavation can still be section 6 work if it comes within the statutory distance of the neighbour's structure and goes below their foundations.
The Schedule of Condition is still essential. It records the neighbour's house, drainage and boundaries before the ground is opened, and it is the evidence a damage claim will rely on.
Basements, new build and the sequencing risk
Stanmore has a significant number of basement and new-build schemes. These require more engineering input, temporary works and monitoring than a standard extension. The party wall award may need to describe the excavation sequence, support to neighbouring structures and the monitoring regime.
Basement and underpinning work is quoted separately from the fixed fees, after we have reviewed the structural drawings and method statement.
Boundary walls and the Edgware border
On larger plots, boundary walls, gates and outbuildings are common. A new wall on the line of junction is section 1; an existing party fence wall is section 2. The deeds and the physical position of the wall decide which applies.
Towards Edgware and Belmont the housing becomes denser and more mixed, with converted houses and flats. The title check becomes more important where the freehold and leases are separate.
What catches people out in Stanmore
- Detached does not mean outside the Act. Excavation within the statutory distance of a neighbour's structure can be section 6 work even with no shared wall.
- Basements need a method statement. Temporary works, sequencing and monitoring should be described in the award, not left to the builder.
- Record drainage and boundaries. On larger plots, the schedule should cover the neighbour's drainage, garden walls and outbuildings.
- Check the title in converted houses. Towards Edgware and Belmont, the freeholder and leaseholders may be separate adjoining owners.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Stanmore
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Stanmore party wall questions
Do I need a party wall notice for a basement in Stanmore?
Almost always. Excavating within three metres of a neighbouring structure and deeper than its foundations is section 6 work, and the wider six-metre case may also apply. If the shared wall is altered or underpinned, section 2 applies as well.
My house is detached. Can my neighbour's extension still need a party wall notice?
Yes. The Act is not limited to shared walls. Excavation close to your structure can be section 6 work, and a new wall on the line of junction can be section 1 work. The distance and depth decide.
Does a garden wall in Stanmore need a party wall notice?
It depends on the wall. A new wall on the line of junction can be section 1 work; an existing party fence wall can be section 2 work. The deeds and the physical position of the wall decide.
What does a party wall surveyor cost in Stanmore?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
