Party Wall Surveyor in Pinner
HA5 — Pinner Village, Hatch End and Rayners Lane, where 1930s semis and larger detached houses meet conservation-area controls
Grey & Associates are party wall surveyors in Pinner, covering HA5, Pinner Village, Pinner Green, Hatch End, Rayners Lane and the Eastcote border. We act for owners building and for neighbours receiving notice. Fixed fees start at £165 + VAT per adjoining property.
Pinner is mostly 1920s and 1930s semi-detached and detached housing, with a conservation-area core around the Village. The typical project is a loft conversion, rear extension or two-storey addition. Most cases involve one neighbour, but larger plots and garden walls bring section 1 and party fence wall questions into play.
If a notice has arrived and you own a flat in a converted house or block, the position is usually stronger than people assume: in a dispute the Building Owner pays the reasonable fees of both sides' surveyors.
What Pinner cases turn on
The Pinner semi and the full-depth wall
The 1930s semis around Pinner Green, Hatch End and Rayners Lane share a party wall along the full depth of the building and into the roof. A loft conversion, rear extension or chimney-breast removal can therefore touch the shared structure even when the project is entirely within the owner's plot.
Most of these cases involve one adjoining owner and sit on the fixed fee. The notice still has to be served early enough for the two-month section 2 period.
Pinner Village and the conservation area
Pinner Village has a conservation area and a stock of older buildings. Work in the Village needs a more detailed Schedule of Condition covering period fabric, joinery and boundary walls. Heritage consent sits alongside the Act rather than replacing it.
On larger Village plots, two-storey additions and basement schemes are more common, and the structural and drainage review matters more than on a standard semi.
Hatch End, garden walls and larger plots
Towards Hatch End and the Eastcote border the plots widen and the houses become more often detached. Projects can include two-storey additions, outbuildings and new build at the end of a garden. A new wall on the line of junction is section 1; excavation below the neighbour's foundations is section 6.
Garden walls are a recurring Pinner issue. Rebuilding or raising a boundary wall can engage section 1 or the party fence wall provisions, and the deeds decide who owns what.
What catches people out in Pinner
- Check the Village conservation area. Heritage consent and the party wall process run on separate timetables, and the schedule needs period detail.
- Look at the roof in the semis. Loft work often affects shared roof timbers and chimney breasts, not just the wall below.
- Do not assume a detached house is outside the Act. Excavation close to the neighbour's structure can still be section 6 work.
- Check garden-wall ownership. A boundary wall may be a party fence wall or owned outright. The deeds and the physical position decide.
For the underlying law, the Party Wall Act explained sets out the framework. Our party wall notice guide, schedule of condition guide and party wall award guide cover the three documents every case runs through.
Fees for party wall work in Pinner
Fixed and published: £165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute — notices, one Schedule of Condition and the award — is £1,135 + VAT. All prices exclude VAT at 20%.
Basement and underpinning works are priced differently. Deeper excavation, more engineering input and more extensive schedules put them outside the fixed figures above. We review your plans and the proposed works first, then present a formal written quote before anything is agreed or any notice is served.

Pinner party wall questions
Do I need a party wall notice for a loft conversion in Pinner?
If the work cuts into the party wall, raises it, forms a gable on the boundary or alters a shared chimney breast, yes. That is section 2 work with a two-month notice period. A scheme that stays clear of the shared structure may fall outside the Act.
Does a garden wall in Pinner need a party wall notice?
It depends on the wall. A new wall on the line of junction can be section 1 work; an existing party fence wall can be section 2 work. The deeds and the physical position of the wall decide which applies.
My neighbour in Hatch End is building a two-storey extension. What notice applies?
If the new structure affects the party wall, section 2 applies with two months' notice. If the foundations are within three metres of your structure and deeper than your foundations, section 6 applies with one month's notice. Both can apply to the same project.
What does a party wall surveyor cost in Pinner?
£165 + VAT per adjoining property to serve notice, £620 + VAT per Schedule of Condition, and £350 + VAT per adjoining property for an award acting for the Building Owner. A one-neighbour dispute is £1,135 + VAT. Basement and underpinning work is quoted separately.
